TERMS & CONDITIONS

Please read the terms and conditions before completing the booking form below.

Payment Policy
A 50% down payment is due at the time of booking. The remaining balance is due 3 weeks before arrival.

During the Art Biennale pre-opening week (early May in 2026), a 1-week minimum stay and 25% surcharge apply.

Cancellation Policy

  • More than 60 days before arrival: Full refund minus 5% processing fee
  • 60 to 21 days before arrival: 50% of the total stay is charged
  • 21 to 0 days before arrival or no-show: Full amount is charged

If we rebook the apartment for the cancelled dates, you’ll be reimbursed accordingly (minus the 5% fee). We recommend purchasing travel insurance.

Occupancy Tax

A nightly city tax is payable in cash upon arrival for the first 5 nights. In 2025 the rates for adults (17+) are:

High Season (Feb 1 – Dec 31):

  • Hayez & Borsato: €5/night
  • Lipparini & Canella: €4/night

Low Season (Jan 1-31):

  • Hayez & Borsato: €3.50/night
  • Lipparini & Canella: €2.80/night

Children ages 10–16 pay half the adult rate. Children under 10 are exempt. Rates subject to change by the City of Venice.

Security Deposit

A €1,000 damage deposit is required. Five days before arrival, you’ll receive a secure email link to authorize the amount on your credit card (Visa/Mastercard). No charge is made—it’s just a temporary hold. Alternatively, you can complete a form (included in the email) that we’ll keep on file until your departure.

 

Inclusions

Each apartment includes:

  • Central heating & A/C
  • Wi-Fi
  • Flat-screen satellite TV
  • Bose Bluetooth speaker
  • A safe for valuables
  • Hair dryers in each bathroom

Laundry:

  • Borsato & Canella: washer & dryer
  • Lipparini: washer only
  • Hayez: no in-unit laundry (access to a machine may be arranged upon request)

Dock Access:
Use of the private dock is included on arrival and departure days. For other water taxi trips, please use the public Trinità dock (5-minute walk).

Elevator & Terraces:
All apartments are elevator-accessible. The 3rd floor hosts a shared terrace for all guests. Canella also has a private rooftop terrace.

Linens & Towels:

  • Bed linens: changed weekly
  • Towels: changed every 3–4 days
  • Extra linen: €35/double, €25/single
  • Extra towel set: €10

Housekeeping & Breakfast:
Apartments are cleaned daily between 10:00 and 12:00. Kitchens are stocked with:

  • Tea (black, green & herbal)
  • Nespresso machine & capsules
  • Milk, sugar, sweetener
  • Butter, jam, sliced bread
  • Salt, pepper, olive oil & vinegar

Fresh croissants are delivered daily around 8:00 (earlier delivery not available).

Welcome Gift:
A bottle of premixed Bellini (prosecco + peach juice), still and sparkling mineral water, and fresh seasonal fruit. Additional water can be requested for €1/bottle.

For Young Children:
A cot and highchair are available on request (linen included). The cot is suitable for children under 4. We also have a selection of children’s books on Venice (in English) that we can place in your apartment. Please note: Borsato does not allow children under 6.

 

Additional Services

Grocery Stocking:
Let us stock your fridge before arrival or during your stay.

  • Pre-arrival: 72 hours’ notice
  • During stay: 24 hours’ notice
  • Fee: €20/hour + grocery cost, payable in cash with receipts provided

Flowers:
We can arrange fresh flowers for the living room and up to two bedrooms for €130.

All extra services must be settled in cash directly with the Palazzo staff.

 

Practical Info & House Rules

Check-in: 14:00–19:00

  • €25 late check-in fee (21:00–22:00)
  • €50 for arrivals after 22:00
  • No check-in after 23:00
  • We cannot guarantee an early check-in, but if your apartment is ready before 14:00, we are happy to allow it. Otherwise, you are welcome to drop your luggage at the Palazzo and explore the city until your apartment is ready.
  • Please let us know your arrival time in advance. If people in your group are arriving at different times, let us know that too.

Check-out: by 10:00 AM
Please check out with Palazzo staff and receive a signed form—otherwise, a €50 fee applies. Early departures (before 7:30 AM) from the private dock also incur a €50 staff charge. We regret that we cannot accommodate requests for late check-out.

Luggage Storage:
Available before check-in and until 19:00 on your departure day.

Registration:
We’ll request passport or national ID copies for police registration prior to arrival.

Keys:
You’ll receive 2 sets of keys. Lost keys incur a €300 fee (replacement of 3 locks). Lockouts after 21:00 incur a €20 staff fee.

Occupancy:
Maximum occupancy = listed apartment capacity + 1 child under 4 in a cot (except Borsato, where children under 6 are not permitted).

Other Notes:

  • No smoking anywhere on the property
  • No pets allowed
  • If you’re expecting visitors, please inform the Palazzo in advance. For sit-down meals, a maximum of 2 outside guests is allowed.
  • If you’re renting more than one apartment, no furnishings may be moved between apartments

Lost & Found:
A €50 handling fee plus postage applies for returning forgotten items.

Liability:
The owner and staff are not responsible for personal injury or for loss/damage of personal belongings. Please use the apartment safe and avoid bringing valuables when possible.
